Virtual Staging for Real Estate Listings

Virtual staging places furniture and decor into photos of empty or occupied rooms, so buyers can see how a home lives before they visit. Realtor3D stages listing photos for real estate agents, brokerages and property managers, with MLS-ready files delivered in 24 to 48 hours and pricing that starts at $25 per photo.

Why Agents Use Virtual Staging

Empty rooms are hard to read in photos. Buyers cannot judge scale, the purpose of a space is unclear, and a vacant listing can look neglected next to furnished homes in the same price range. Staged photos solve that without the cost and scheduling of moving furniture in and out.

It is most useful for vacant homes, relocation sales where the seller has already moved, new construction and spec homes, rentals between tenants, and occupied homes with dated or personal furniture.

Vacant and Occupied Rooms

Vacant rooms: we stage the empty space directly.

Occupied rooms: we first remove the existing furniture and personal items, then restage the room. This is priced separately at $35 per photo.

If you only need clutter removed without new furniture, see decluttering on the pricing page.

Styles

Choose a style that fits the property and its likely buyers.

Modern

Clean lines, neutral palette, minimal decor.

Transitional

A balance of classic and contemporary, suited to most homes.

Farmhouse

Warm woods, natural textures, relaxed furniture.

Coastal

Light colors, linen and rattan, suited to waterfront and beach markets.

Scandinavian

Pale woods, simple forms, bright and uncluttered.

Luxury

Richer materials and statement pieces for upper price points.

How Our Staging Differs from Instant AI Tools

Instant AI staging apps are fast and inexpensive, but they often produce furniture at the wrong scale, warped walls, impossible shadows or items blocking doors and windows. Every Realtor3D photo is finished and checked by our design team, so furniture fits the room, light matches the original photo, and the result holds up when a buyer walks through the home in person.

Virtual Staging vs Physical Staging

Physical staging rents and moves real furniture into the home, which suits high-end listings and open houses where buyers walk through a furnished space. It also takes scheduling, delivery and a monthly rental fee.

Virtual staging costs a small fraction of that, is ready in a day or two, and can show the same room in more than one style. Many agents use virtual staging for the online listing and leave the home empty or lightly staged for showings.

Disclosure and MLS Rules

Most MLS systems require virtually staged photos to be labeled, and many ask for the original photo too. Every order includes the unstaged originals so you can meet those rules. Check your own MLS before publishing staged photos.
