Ordering
Go to the order page, upload your photos, choose the service and style for each one, and select a turnaround. You will see an estimated total before you submit, and you will receive an order confirmation by email with your order ID.
No. You order with your email address. Brokerages and teams can set up a shared account for combined billing.
Up to 25 photos per order. For larger listings or multiple properties, place separate orders or contact us about a team account.
Yes. Each photo can have its own service, room type and style.
Yes. Each photo has a notes field, and you can describe furniture preferences, colors or anything to avoid.
Pricing and Payment
Standard virtual staging is $25 per photo. Listing packs and team accounts lower the per-photo price. The pricing page lists every service.
No. The price shown on the pricing page includes two revision rounds and the unstaged originals. Rush delivery is the only optional add-on.
After you submit an order, we review the photos and send an invoice. Work begins once the invoice is paid. Team accounts pay for credits in advance.
We accept major credit and debit cards through a secure payment link on the invoice.
Every order includes two revision rounds, and we will keep working on a photo until it matches the brief you gave us. Because each photo is custom work, we do not offer refunds once work has been delivered. If we cannot complete an order, you are not charged for it.
Yes. The 5- and 10-photo listing packs lower the per-photo price, and team accounts with shared credits start at $18 per photo.
Turnaround and Revisions
Standard delivery is 24 to 48 hours from the time your order is confirmed. Rush delivery in 12 hours is available for an additional fee per photo.
Yes. Turnaround times apply seven days a week.
Two revision rounds per photo. Reply to your delivery email with the changes and we will update the photo, usually within 24 hours.
Adjustments to the delivered photo, such as moving, replacing or removing furniture, or changing colors or decor. Changing to a completely different style after delivery is treated as a new photo.
If a photo is too dark, blurry or cropped to stage properly, we will tell you before starting work and suggest a better angle.
Photos and Requirements
Well-lit photos taken from a corner of the room at chest height, with the full space in frame and the camera level. Turn on every light and open the blinds.
Yes. Phone photos work well when the room is bright and the camera is held level. Higher resolution produces sharper results.
JPG, PNG and HEIC files, up to 30 MB each.
Yes. By ordering, you confirm that you have the right to use and edit the photos, for example because you took them or your photographer's agreement allows editing.
Services
Virtual staging adds furniture and decor to a room. Virtual renovation changes the room itself, such as floors, cabinets, countertops and paint. Many listings use both.
Yes. We remove the existing furniture and restage the room. This is priced at $35 per photo.
Modern, Transitional, Farmhouse, Coastal, Scandinavian and Luxury. You can also describe a custom direction in the order notes.
Our design team stages and checks every photo. We use digital tools to work efficiently, but each image is reviewed by a person for furniture scale, lighting and perspective before it is delivered.
Yes. Offices, retail spaces and other commercial interiors can be staged. Contact us with the photos for a quote.
Disclosure and MLS Rules
Yes. It is widely used in real estate marketing. Most MLS systems require virtually staged photos to be disclosed.
Follow your MLS rules. A common approach is a caption such as "Virtually staged" on each edited photo, with the original photo included in the listing.
No. We remove belongings and temporary objects only. Editing out damage or permanent features would misrepresent the property.
Many MLS systems ask for the unedited photo alongside a staged one, and buyers sometimes want to see the room as it is.
Teams and Brokerages
A brokerage or team buys a block of credits, and each agent orders with their own email. Orders draw from the shared balance, and the brokerage receives one invoice with a monthly usage summary.
Credits are valid for 12 months from purchase.
Yes. Team accounts work for any group of agents that wants shared billing and a lower per-photo price.
Free Sample
Yes. Agents with an active or upcoming listing can request one free staged photo of a vacant room.
No. You receive a full-resolution file you can use on that listing.
One free sample per agent and per listing.
Files and Usage
A high-quality JPEG of each staged photo at the resolution of the original, ready for MLS upload, along with the unstaged original. Files are delivered by email with a download link.
Yes. You can use them to market that listing anywhere, including listing portals, social media, flyers and your website.
We may show selected before-and-after examples in our portfolio with the address removed. Tell us in the order notes if you prefer we do not.
Privacy and Security
Photos are stored in secure cloud storage and are accessible only to our team for the purpose of completing your order.
